Selling a property is a tricky process, and it can seem as if there is stress and problems around every corner. This is exacerbated if you don't feel like the estate agent is on your team.

If you don't feel like they have your back and are not doing everything they possibly can to sell your property, it can seem like you are in this on your own and have to battle through every part of the process.

So, if you are unhappy with your estate agent, what can you do?

It is pretty simple. You can withdraw your property from their books and change to a new agent that is proactive and works for you.

There are a few things that you will need to know first, though.

  1. What did your contract say when you initially put your property on the market? Estate agents' contracts will detail how or on what basis you can withdraw your property from them. Do you have a set period to keep the property on with them? Is there a period of notice that you have to give them? Or perhaps they even have a withdrawal fee that you'd have to pay. You need to know on what basis you can withdraw from them and how long you have to wait.
  2. Could you instruct a second agent to work alongside the current agent? Perhaps a multi-agency option is allowed, which means you can market the property with more than one agency at a time.

You will have signed a contract so that you will be bound somehow. You must be careful and double-check the paperwork before you instruct a new agent, as there can be hefty financial consequences if you don't.

But, overall, if you are unhappy with the service, you can remove the property from them. In the same way, if you were disappointed with a meal in a restaurant, you could send it back.
