Be ready - viewers, if they're excited, will likely be a few minutes early - you don't want to leave them outside on the doorstep whilst you finish the mad dash around the house with the hoover, do you? Aim to be ready and waiting for them so that you can greet them warmly and welcome them straight inside. 

Have a strategy - an excellent estate agent will have a plan of how best to show the property off. They will guide the viewers around the home in a specific way that showcases the best features and always end the tour in the best room of the house. If this is the kitchen or the dining room, it doesn't matter, but if you finish the tour here, the lasting impression will be of your best feature.

Give them a little space - Once you have finished the grand tour, allow the viewers to walk around alone. This gives them time to soak up the property's atmosphere, and if there is a couple, they can have a quiet, whispered conversation about what they think of the property out of your earshot. This will help solidify their memory of your property and will mean they spend a little longer inside, which could improve your chances of them making an offer on your property. After all, viewers will often view ten or maybe more properties before deciding which one to buy, so you must ensure that your home is memorable and stands out to them.
