Get Your Home Ready for Sale: Essential Tips for Making a Great First Impression

By now, you are probably well versed in the value of your home and the amount you can buy for. You might have even been to view a few properties yourself. It is very exciting, and you are no doubt checking online for properties each and every day.

The next logical step is to get your home on the market. Follow these useful tips to ensure your home is ready for sale, and you will get the highest offers possible.

  1. Declutter - it's an oldy but a goody. A cluttered house will feel smaller, and it can be distracting for viewers and photographs if there are ornaments and trinkets everywhere or stacks of paperwork piled up. Show your home off in all its glory by removing as much clutter as possible. You could even pack things in storage boxes and pop them up into the loft or garage, giving you a head start on your packing.
  2. Smell nice - Selling homes is an emotional process, and it is best to invoke all of the senses when potential buyers visit. Use scented candles, carpet fresheners, wax melts, or air fresheners to ensure your home smells lovely and inviting.
  3. Touch-up DIY jobs - these annoying little things you've meant to get around to. A scuff on the wall or a chip in the woodwork. Now is the time to get these things done. When someone comes to view your home, they will judge whether they want to buy it. If all that they can see are DIY jobs, they might decide that it is too much of a project for them, and you will have lost a buyer. Spend a weekend getting these small jobs done, and you could be adding thousands to the value of your home.
  4. Gardening - Outside space is vital to any potential property purchaser, so show your garden off. Cut back trees and bushes to keep everything tidy and make the garden seem as big as possible. Remove any weeds and maybe add a few flowers for a pop of colour.
  5. Staging - Perhaps not as well known, staging takes your property photographs from average to awesome. Arrange your cushions, light the fire or some candles, and have a pot of coffee and some lovely mugs set up on the coffee table. Bright flowers in a vase on the dining table, or perhaps even lay the table ready for a glamorous dinner party. If you have outdoor furniture, add some cushions, a blanket draped over the arm of a chair, a jug of iced water and some glasses on a hot day. These finishing touches will make your home seem well put together and encourage more people to view it. Imagine you're property is going to feature in a glossy magazine. The possibilities are endless when it comes to staging, but if you can take a big leaf out of interior design magazines and recreate that in your own home, your property will certainly stand out from the crowd.

As with many things in life, preparation is key, and by following these tips, you can make sure that your home sells for the highest possible price.
